Loft Apt. Renovation
Goal:
A young bachelor purchased space to convert into a lofty apartment within an old manufacturing building. The apartment had not been well maintained and suffered from earlier makeshift renovations that had compromised the plumbing system and the building structure. The renovation needed to alter the space for comfort, to meet building code, and to reflect the client’s modern design aesthetic.
Process:
KATZ was enlisted to address the corrective measures and develop a plan that suited the client’s lifestyle. Gutting the bathrooms and removing old walls and built-up floors, the apartment was reduced to its bare elements before structural infill slab work stabilized the floor. A new, simplified floor plan creates a sense of entry with public rooms in the front and a private study and master bedroom suite in the back. KATZ introduced an organic pattern to soften the industrial feel by adding two walls of continuous rift-cut oak cabinets with frameless doors.
Result:
The high-ceilings, simple circulation pattern, and interesting palette allow the materials to define the modern aesthetic of this gallery-like loft. As an added value, the owner can be confident his floor won’t collapse.
Moral:
Always check under the hood.
