Landmark Lobby Renovation
Goal:
Working with a limited budget, the Co-op Board of this 100-year-old Upper West Side landmark building hired KATZ to design and manage the renovation of their lobby and upper hallways.
Process:
The planning for this project had to take several things into consideration – design, historic preservation, budget, schedule, approvals from the City agencies and construction sequencing.
Throughout the design process, detailed estimates were generated to ensure the design would fall within budget. With construction documents complete, bidding general contractors were able to accurately determine the time for construction. The scope of work required Department of Buildings approval, but because the building is a landmark, it also required a much lengthier Landmarks Preservation Commission review for the exterior work. Knowing this, KATZ divided the application in two parts and gained approval for the interior while the Landmarks Commission took their time reviewing the exterior work.
Result:
The Landmarks approval for exterior work was granted literally four months after the interior work had started, but just in time to finish the work on schedule and within budget.
Moral:
Good hallways make good neighbors.
