300 y.o. Stone House Review
Goal:
When a client fell in love with a 17th Century stone house in the midst of a gut renovation, KATZ Architecture was asked to assist prior to the sale by monitoring the work and offering remedies for any potential defects.
Process:
The client saw tremendous potential in the stone house but because the seller was coordinating the renovation without complete plans or specifications, there was a great deal of concern about what was being purchased. KATZ coordinated an extensive survey of the property including home inspection, structural assessment and plumbing review. On the interior, KATZ examined the proposed finishes, lighting and plan layout. The prescribed course of action included standards of workmanship, detailed specifications and proposed modifications to ensure energy efficiency, structural stability, water-tightness and beautiful design.
Result:
As a result of KATZ’s input, the purchase price was substantially reduced and the client gained a full understanding of the property. Since then, the client has been enjoying the bucolic surroundings in the comfort of a beautifully restored historic home.
Moral:
Knowledge is power.
