Contemplating Construction in a Co-op or Condo in NYC? Read this.

We often get questions from people considering renovation projects. If you are contemplating construction, it is always a good idea to understand the steps required before the demolition crew arrives with sledgehammers swinging.

In addition to the design work to be carried out, as well as the projected costs and schedule, it is important to be aware of the approvals process. Depending on the authorities with jurisdiction, this part of the process can consume a lot of time.

In NYC co-ops and condo buildings the process can be particularly complicated due to requirements imposed by the NYC Building Department and Landmark Preservation Commission. In addition, within the last few months many co-op and condo boards have begun imposing much more stringent requirements about how work is to be carried out. This is an important consideration, particularly in light of the fact that most Co-op and Condo Boards require a sizeable deposit that is only returned after the project is completed to their satisfaction.
